No Closing Costs


Are available on refinance transactions only. Owning will pay the following third party closing costs on behalf of the Borrower: appraisal fees, credit report fees, flood certification fees, escrow/closing fees, signing fees, title insurance fees (lenders policy and endorsements). The Borrower is responsible for paying: prepaid interest, property taxes, state mortgage/transfer taxes, all types of insurance, existing lender payoff fees, survey fees, inspection fees and discount points (if Borrower chooses to pay discount points to buy down the interest rate). Minimum loan amount is $200,000.



21 Day Closing Guarantee


The 21 day closing guarantee applies to new applications submitted into processing on or after August 2, 2019. If your loan does not close within 21 calendar days of the application being submitted into processing, you will be eligible to receive $2,000 if specific conditions are met. The specific conditions include you making a good faith effort to provide all requested documentation in a timely manner. There are conditions that may arise that are beyond the control of both borrower and lender. As such, those conditions may delay the closing of your loan. Loans that include conditions beyond the control of both borrower and lender are not eligible for the 21 day closing guarantee. Those conditions include but are not limited to the following: delays caused by releases, demands and liens such as UCC/Solar releases, child support matured installment and zero demands, city, state and federal tax liens, subordinations of existing liens, unreleased liens on title that require a reconveyance, homeowners association litigations and appraisal reinspections due to unforeseen circumstances. In order to be eligible for this offer, your application must be received by August 31, 2019. This offer is limited to first lien refinance loans that are approved and ultimately close. Closing date is the date your loan funds. The $2,000 will be paid in the form of a check post-closing. Owning may be required to file a Form 1099-MISC for the year in which you receive benefits from the 21 day closing guarantee. You are responsible for any tax liability related to participating in the program. Please consult your tax advisor. Owning reserves the right in its sole discretion to modify or discontinue this program at any time without prior notice.

The Housing Financial Discrimination Act of 1977, California Fair Lending Notice
