Assets and documentation are important parts of the mortgage application. Knowing what you can include before you begin will allow you to gather documents and save you time when starting the mortgage application process.

Which documents do I need for my mortgage application? 

When filling out your mortgage application, you will need to provide documentation to complete your application. If you haven’t started your mortgage application, gathering these documents before could save you time during the process. 

Some of the documents you will need include: 

  • Identification: This will be a government-issued ID, like a driver’s license or passport, and a Social Security number to verify your identity and start the credit check. 
  • Proof of income: The last two months of pay stubs, W-2 or tax returns from the past two years and documentation from any other income will all show your income and current earnings. 
  • Bank statements: These statements will verify assets and savings you may have. 
  • Debt information: A list of all current debts you have and are paying off will help lenders figure out your debt-to-income (DTI) ratio. 
  • Gift letters: If you are getting down payment assistance, you will need a signed letter from whoever is helping to contribute to your purchase. 
  • Asset documentation: A list of all valuable assets you may own. 

Some lenders may require additional or specific documentation. If you don’t have any of the listed documentation available, ask your lender about any alternative documents they may accept. 

Which assets can I include on my mortgage application? 

Assets you can include on your mortgage application can vary. Let’s go over a few of the assets you could add to your mortgage application. 

Cash and savings accounts 

This is almost always the first asset that people think of when filling out their mortgage application. This can include any funds that you have in checking accounts, savings accounts, money market accounts or certificates of deposit (CDs). These are the most liquid assets you will add to your application. 

Investment and retirement accounts 

Make sure you include all investment and retirement accounts you have. These accounts can include brokerage accounts, IRAs, 401(k)s, stocks, bonds, mutual funds and any other securities in your name. Some lenders may not consider retirement accounts liquid assets, but they could still strengthen your application. 

Other real estate assets 

If you own any other real estate assets, such as investment, vacation or any other second homes, you can include those on your application. When you add these real estate assets to your application, make sure you add the estimated value of your property and, with investment properties, any income they bring in. 

Vehicles 

Similar to any real estate assets, make sure you include vehicles you own with their estimated value. Even though they aren’t as liquid as other assets, they can strengthen your application. Some of the vehicles you can include are cars, motorcycles, boats or any other motorized vehicles that may have value. 

Valuables and other assets 

Any other valuable assets you may own can also be included in your mortgage application. Some other assets to consider adding are art, antiques, jewelry or collectibles. Again, make sure you include the estimated value of any assets you add to your mortgage application. 

How can I demonstrate my assets for a mortgage application? 

Lenders will require proof for any of your assets listed on a mortgage application. The proof can vary based on type of asset you have on your application. 

Proof of assets you may need are: 

  • Bank statements for checking, savings and other deposit accounts.  
  • Investment or retirement account statements that show balances and holdings. 
  • Recent home appraisals for any properties you own. 
  • Valuations for any vehicles you are listing on your application
